Statbel records what properties actually sold for. Immoweb records what sellers ask. Plotting one against the other shows where the two diverge. Points above the diagonal are communes where sellers are asking more than recent recorded sales.
The two figures are not directly comparable and the gap is not a measure of overpricing. Statbel's
series is first-half 2025 and covers completed transactions of all property types; the asking
figures are current listings, weighted differently by type and size. Read the chart for
relative divergence between communes, not as an absolute premium.
