Energy performance (EPC)
Belgium's energy certificate runs from A++ (best) to G (worst). It matters commercially as well as environmentally, because Flanders obliges buyers of E and F rated homes to renovate within five years of purchase.
The green premium
Comparing asking prices across EPC bands naively would mostly restate geography and building age. Newer, greener stock sits in different places and costs more for reasons unrelated to energy. The figures below are computed within region, property class and construction era cells, each band measured against D rated stock in the same cell, then sample weighted across cells.
